AGEC 4320 - Appraisal of Agricultural Property3 unit(s) Formerly FIN 4320. Principles of agricultural appraisal with focus on row crops, orchards, livestock, and transitional properties; physical and economic factors affecting property values; estimation of real estate value using income, cost, and market data approaches; case studies and field problems involving the valuation of local farm and ranch properties.
Prerequisites: ECON 2500 and ECON 2510, or equivalent: and junior standing.
Course Learning Outcomes List In this course, students will have exposure to or understanding of the following:
- Exposure to fundamental appraisal principles and procedures of agricultural properties;
- Understand the approaches to valuation of agricultural resources and properties;
- Exposure to the six functions of the dollar for real estate analysis;
- Exposure to types of legal descriptions and their importance;
- Understand the importance of accurate data collection, storage, retrieval, and analysis;
- Improve critical thinking skills for identifying and analyzing positive and negative property features and influences. Improve analysis skills for making comparisons between properties under consideration and data available from market transactions;
- Exposure to unique considerations for specialized property appraisals such as dairy facilities, fruit, and nut handling facilities and cold storage operations; and
- Understand circular learning - learning from each other.
